Full Search (Abstract)Search
of the records to obtain documents relating
to a particular piece of real property. This
search will represent a 40 year chain unless otherwise indicated. An
abstract is a history of the title to property as revealed by the public
records. Deeds, mortgages, other instruments and legal proceedings which have
affected the property through the years are all included in an abstract. UpdateSearch
of the records from the last search performed for
the requesting attorney for the same client. An update of title for a different client will be considered a full search for
billing purposes. Final UpdateSearch
of the records from the last search performed for the requesting attorney for
the express purpose of issuing a final title policy or title opinion. Present OwnershipSearch
of the records from the recording date of the current owner’s deed. Judgments
and Tax Liens will be searched back
10 years (Federal - 20 years) on
the current owner. Caveat:
This type of search does not reveal any title problems that could exist behind
the current owner. DrawUpdated search of the records for the purpose of construction draw. Update from Mortgage or PolicyThe
same as a Present Ownership except search is from the recording date of mortgage
or date of policy. Real and / or Personal Property SearchReal - search of grantee/grantor index Personal
- ownership check on the tax digest is used to perform this search. No liens
will be searched. Lien CheckSearch
of the Mechanics’ Liens, Lis Pendens,
Judgments, Tax liens, and UCCs’ for the period requested. Excludes
Mortgages. Copy of Deed
Produced
from a search of the tax digest. No research performed. Fax
copy guaranteed within 30 minutes or the deed is FREE .
Ownership not verified - copy only. Business SearchUsed
in the sale of a business (personal property). Search of the UCC, Judgment, Tax Lien, and Merchants Tax records. Better Good Thru
Updated
search of the records from a previous search expressly because the closing date was postponed. |
